What Is the Average Life Expectancy of a Water Heater?
Standard water heaters have a lifespan of 8-10 years, while tankless water heaters can last up to 20 years. Routine maintenance can help extend the lifespan and keep your water heater working properly.
Knowing When to Replace Your Water Heater
To avoid being without hot water for any length of time, replacing a water heater before it completely dies is advisable. We know that you don’t want to replace the unit if there is a good bit of life left, so how do you know when it's on its last leg? Here are a few indicators to look out for:
- AGE- water heaters are generally built to last approximately 8-10 years. 10 years is pretty well standard, but if the unit hasn’t been maintained or has a history of problems, replacing an 8-year-old unit isn’t unheard of
- RUSTY VALVE/INLET- seeing rust around the pressure release valve or water inlet means that rust has likely already begin to spread to the rest of the tank
- RUSTY WATER- this may be an indication of rusty pipes but could also mean there is rust in your water heater tank. To determine, drain several buckets of water from the tank, if after the third one the water is still rusty, chances are the tank has been compromised
- NOISE- noise can be an indicator of sediment buildup. Over time, sediment can build up on the bottom of the tank which means it will take the water heater longer to heat the water. This is both inefficient and can lead to leaks as the bottom of the tank is basically cooked
Failing to replace your water heater could mean substantial leaks which may damage property and cause mold to grow. Furthermore, as your water heater ages, it is unlikely to keep producing the same amount of hot water that you’re used to or need.
